Specification List


Footing and Foundation Wall: Minimum 20 MPA Type 10 concrete reinforced with 2 double rows of 10mm rebar, one row at top and one row near bottom of wall.
Engineering: Each excavation will be inspected and tested by an engineer to determine if soil conditions will require different concrete strength or type or whether additional reinforcing steel will be required.
Basement Floor: 3" thick, minimum 20 MPA Type 10 concrete over 5" regect compacting gravel. The basement floor is a steel trowel finish.
Damproofing: 1 Coat of sprayed on tar on exterior foundation walls & tabbing on snap ties
Garage Floor: if applicable: 4" poured concrete slab 30 MPA, Type 10 concrete, over 3-6” of crushed gravel with 10mm rebar at 24” oc. Garage floor will be sloped 2” to 4” towards the overhead door and have a steel trowel finish.
Front Sidewalk: Sidewalks are poured concrete, 3’ in width from the front step to the city sidewalk.
Driveway: if applicable: All driveways are poured concrete 18’ in width. The driveway is a 4" thick, 30 MPA Type 10 concrete, over 3-6” of crushed gravel with 10mm rebar at 24” oc. The driveway will be broom finished and have appropriate control joints. Domain Homes does NOT include driveway aprons on City property. Driveway length is based on maximum length of 25 feet.
Step at Front: Precast concrete steps will be broom finished (if precast is indicated). Base plans include a maximum of 3 risers. Actual number of risers will vary and will be determined on site with final grade.
Weeping Tile: Continuous at base of footings, covered with 6" of crushed rock and connected to interior sump pump


Exterior House Wall System: 2x6 KD Spruce @ 16" on centre.

House Windows: Dual Pane, White/Wicker PVC, venting windows are gliders. All interior window jambs are white/wicker vinyl.
Front Door: Smooth six panel fibreglass door with metal clad wood door frame and satin chrome hinges. Clear door lights with or without muntun bars will be Low E glass. Decorative door lights will be triple glazed with the decorative glazing in between tempered inside and outside panes

Furnace: 92% efficient furnace with fully sealed combustion. The size of the furnace will be determined by the heating contractor on each house model. The furnace location noted on plans is approximate and may vary on individual homes.
Furnace Filter: 1” thick pleated media filter will be installed prior to occupancy and 3 additional filters will be left on site for homeowner.
Power Vacuuming: All furnace ducting will be power vacuumed prior to occupancy.
Thermostat: Programmable thermostat.
Hood fan Venting: 6” exterior venting for hood fans
Bath fans: Broan or equal 80 CFM wall fans installed in main and ensuite baths. Same fan installed in ½ bath.

Basement Insulation: R-12 fiberglass batt insulation, between finger joint wood studs, full height of basement foundation wall. R-16 fiberglass friction fit insulation at all rim joists (basement) . Pre-insulated rim joists (basement).
Cantilever Insulation: R-28 fiberglass friction fit batts
House Attic Insulation: R-40 loose fill blown fiberglass, R-35 fiberglass friction fit batts in vaulted ceilings.

Bathroom Hardware: One 24” towel bar and one paper holder in satin chrome finish in each bathroom. Shower rod in chrome finish to each bathroom where there is a 5’ one piece tub.
Exterior Door Locks: Weiser security deadbolts with separate lever handle set on all exterior doors.
Interior Door Hardware: Choice of two Weiser lever door handles in Satin nickel, or Oil rubbed Bronze. Privacy knobs on all bathrooms. All hinges and door stops will be satin nickel finish.


Bathroom Mirrors: Standard height of 40" and length of counter top and banjo if applicable
Pedestal sink Mirror: 24x36 Rectangular or Oval mirror.


Exterior Paint: Dulux Weather Guard exterior paint,or equal quality minimum 2 coats on exterior wood trim
Interior Paint: Dulux Premium quality Acrylic Latex Eggshell Paint (ICI Dulux 14010 Series) on all wall areas or equal quality. Purchasers can choose any one white base colour From the colour fan to be used throughout the home. Note that any clear base, Medium base or deep base colours, whether used for main areas or as a feature paint will be subject to an additional charge. Wall painting includes one primer coat (primer is Dulux 11000 Interior Latex Sealer or Equal) and two finish coats.
Interior Sprayed Finish: All paint grade finishes are sprayed in white. This applies to all doors, casings, stub walls and baseboards.
Basement Stairs: All unfinished stairs to basement will be painted in a light grey colour.

These specifications take precedence over the standard plans or brochures. Changes or extras signed by both Domain Homes and the purchaser will take precedence over these specifications. If any problems arise with the supply of products listed in these specifications, Domain Homes reserves the sole right to substitute for equal or similar materials or products.

All construction shall meet or exceed the Alberta Residential Building Code Standards. Due to on site conditions and procedures, plan dimensions can vary within reasonable limits while still exceeding building code requirements for residential construction.

The building lot shall be graded to conform to the approved Plot Plan within the allowable tolerances.

From and after the date of possession, the builder is NOT RESPONSIBLE for the care, maintenance or replacement of any lawn or trees if provided.

From and after the date of possession, the builder is NOT RESPONSIBLE for any retaining walls, yard levelling or damage to walks, driveways or patios due to soil settlement or changes in grades.
